In my view, there are two types of maintenance, preventative (PM) and reactive (RM). I think preventative is the usually small jobs or inspections done to keep a home in the best possible shape and can be useful in finding smaller problems before they become big ones. Reactive, to me, is everything else. It can be an existing problem, the result of such an inspection (from a PM or pre-sales inspection), and/or a home improvement. Several web sites do home improvement and some repairs well (just a part of RM) and some even allow you to buy materials for delivery directly from their site.

However, none of them have any information about Preventative Maintenance. As mentioned previously, a good home PM program can help you save money in three ways - Doing the little things to prevent big things, Getting a larger return on your investment when you sell the house, and organizing your PMs better
Doing the little things to prevent big things: As the old adage goes, a stitch in time saves nine and it couldn't be more true when it comes to home maintenance. By doing regular preventative maintenance on your home and its contents, you can prevent the large cost of major repair or replacement and will be able to identify items which might become problems before they fail at the most inopportune times.
Getting a larger return on your investment when you sell the house: By doing your preventative maintenance your home will be in better shape at time of re-sale and thus worth more. In addition, keeping a good record of maintenance tasks and making them available at the time of sale would give potential buyers much more confidence in the higher price you could be asking.
Organizing your PMs better: If you have a list of PMs which are organized with some sense of frequency and their completion is tracked (however loosely), the more likely they will be completed. Plus you will have a record for future use at re-sale or for you to do some continuous improvement to your own PM program.



To help you along, I have a list of more than sixty preventative maintenance items one can do for their home. They include frequency of when they should be performed and are broken up by months (some are season dependent). Nearly all of them are simple inspections which take 5-10 minutes each, but the goal of which is to check for problems and repair or plan to repair any problems found before they become big ones. In addition you can track your reactive maintenance that comes from these PMs or any other source.
